Remodeling a Modular Home

A modular home can provides a beautiful and comfortable living space with many advantages – usually at lower cost than traditionally constructed homes, energy efficient and more. As your family grows, you may decide to upgrade your home to accommodate new needs. Whether you choose to upgrade the interior, exterior or entire house, a remodel will add value to your mobile home and increase your comfort.

How Do I Upgrade My Modular Home?

You have numerous options for upgrades, whether you plan to sell your modular home or need a change. There are plenty of cosmetic, functional and energy-efficient upgrades to increase your modular home’s value.

Replace the Skirting or Siding

Your home’s siding or skirting can drastically impact its appearance and lower heating and cooling costs. Insulated skirting can control your home’s temperature by reducing updrafts and moisture and preventing pipes from freezing in the winter.

Add Insulation

If you own an older modular home, consider adding insulation to the walls, underbelly or roof cavity. Adding insulation will increase your home’s resale value and make it more comfortable for year-round living. After installing insulation, it’s essential to check it periodically for gaps, cracks and other damage to maintain its effectiveness.

Use Energy-Efficient Fixtures

An energy-efficient modular home provides many benefits for the environment and your wallet. At Design. Build. Modular., all of our modular home floor plans are energy efficient, and our team has years of experience to help make your home even more sustainable.

With energy-efficient customization options such as high-efficiency heating, high-quality windows and insulation, our modular homes offer more options for sustainability than manufactured homes. In addition, our green modular homes comply with sustainable building codes to be LEED-certified.

Cosmetic Upgrades

Even with a limited budget, you can still increase your home’s value with relatively inexpensive cosmetic upgrades. Refresh the interior of your home with a fresh coat of paint, update your light fixtures or upgrade your plumbing. These small changes will make your home more comfortable and appealing to potential buyers.

Can You Put an Addition on a Modular Home?

It is possible to add onto a modular home, including a second floor, side addition or an in-law apartment. With a modular home addition, the builder will build the majority of your addition off-site. This means the only disruption you may experience is when the rooms are set into their proper location. Modular home additions are often seamless, and you will not be able to tell the difference between the original structure and the addition. In fact even if your home is not a modular home, you can have a modular addition!

When you work with Design. Build. Modular., our streamlined process ensures that you receive your projects in as little as seven days.

Home Remodel Limitations

Before remodeling your modular home, look at your project from two angles — structural and budgetary. Within these categories, you may find limitations that will guide the remodeling process.

Structural Limitations

If you are planning on building an addition onto your home, you need to consider the structural limitations of your property. Six questions to ask yourself to determine your structural limitations include:

  1. Are there any covenants or deed restrictions in place?
  2. Are there any zoning restrictions in place that will prevent an addition?
  3. Can you build a detached addition, or does it have to connect to your home?
  4. Will a crane and set crew have easy access to your property to put your addition into place?
  5. Can your foundation withstand the weight of an addition?
  6. Will your septic system require upgrades to accommodate an additional bathroom?

Budgetary Limitations

To help you see the whole picture of your remodel and determine a budget, write down all the cosmetic and structural changes you’d like to make to your home. After making this list, create a second list and organize your projects in order of priority. Once you determine your budget, you may have to cross smaller projects off your list or save them for another time.

Before you begin making your budget, you may want to meet with several contractors to receive quotes for each item on your list. When you work with Design. Build. Modular., you will not need to hire a specific builder for your home remodeling needs. Our professional contractors can handle everything from designing your home remodel to setting up your home to simplify the remodeling process.
